In 2008 my team and I had the privilege of sitting down with Formula 1 founder Bernie Ecclestone to develop the case for the sport's return to Las Vegas. Not as a race, but as a district. In 2023, the market proved the thesis.

THE BRIEF
Formula 1 had no American home. Las Vegas's only memory of the sport was the Caesars Palace Grand Prix of the early eighties, a parking-lot circuit remembered as one of F1's least loved venues. The conventional wisdom said the U.S. market, and Vegas in particular, wasn't worth the sport's attention.
We were asked to design the counter-argument: what would it take to bring Formula 1 back to Las Vegas and make it stick? The answer couldn't be a temporary street race. It had to be a reason to come back every day of the year.
THE THESIS
A RACE WEEKEND ONLY LASTS 3 DAYS, BUT REAL ESTATE ENDURES.
The concept anchored a purpose-built Formula 1 circuit with course geometry studied from Monaco, Silverstone, and the world's most storied venues. Inside an integrated destination; an enclosed Auto Dome arena, immersive media wall, sky-box hospitality, hotels, a retail market district, and brand pavilions. Racing as the anchor tenant of a year-round experiential real estate district.

WHAT WE DELIVERED
COURSE STUDIES
New circuit options modeled on the DNA of Monaco, Silverstone, and other world-famous courses, adapted to Las Vegas parcels and sightlines.
MASTER PLAN
An integrated district framework: Arena, circuit, hotels, market district, and pavilions organized around circulation for fans, VIPs, and broadcast.
EXPERIENCE PROGRAM
Year-round programming strategy: racing, entertainment, brand activations, and hospitality designed to carry the district between race weekends.
BRAND NARRATIVE
The story and visual case that positioned Las Vegas as the global stage for Formula 1's American return.
THE VALIDATION
2008 •
The Concept. Working sessions with Bernie Ecclestone develop the case and the framework for F1's return to Las Vegas as a purpose-built experiential district.
2017 •
The Name Catches Up. Formula 1 retires the long form and officially becomes what the market already calls it: F1. The sport compresses its own brand the way the district compressed the sport — toward density.
2023 •
The Return. Formula 1 arrives in Las Vegas with the inaugural Las Vegas Grand Prix backed by permanent infrastructure investment, including a paddock building the sport owns outright. Its first wholly-promoted race.
TODAY •
The Proof. The Las Vegas Grand Prix is one of the most valuable events on the F1 calendar — and Las Vegas is the global laboratory for experiential real estate. The market caught up to the thesis.
